New Regulations for Short-Term Rentals in Greece

The Independent Authority for Public Revenue in Greece has issued a detailed guide distinguishing between short-term and long-term rental agreements based on duration and service offerings. Rentals up to 59 days are classified as short-term and treated as ‘Airbnb,’ while those from 60 days are long-term and classified as tourist accommodations. Owners must register with the tax authority and adhere to differing tax obligations depending on the number of properties rented. A temporary ban on new Airbnb licenses in specific central Athens districts will also be in effect in 2025.
