New Guidelines on Short-Term Rentals in Greece
The Independent Authority for Public Revenues (AADE) in Greece has released a new guide clarifying the tax status of short-term rentals. Leases up to 59 days are considered short-term and treated as ‘Airbnb’, while those over 60 days qualify as long-term rentals and have different tax implications. Property owners must meet specific criteria regarding services offered to maintain their classification. Additionally, new licenses for Airbnb rentals in certain central areas of Athens will be prohibited in 2025.
